Do I have To Pay Lenders Mortgage Insurance?

In Australia, lenders mortgage insurance (LMI) is typically required for loans with a deposit of less than 20%. This means that if you're taking out a loan to purchase an investment property with a 10% deposit, you'll most likely have to pay LMI. 

 

Investment loans are considered higher risk than owner-occupied loans. This is because with an investment loan, the property itself serves as collateral for the loan; if the borrower defaults, the lender can sell the property to recoup their losses. With an owner-occupied loan, on the other hand, the borrower's home is used as collateral; if the borrower defaults, they may face foreclosure. 

 

For most Australian property investors, paying LMI is part of doing business. Fortunately, LMI is typically only required on the portion of the loan above 80%, so it shouldn't add too much to your overall costs. And remember, you can always avoid paying LMI by saving up for a larger down payment.
